Class 2 - Balgowlah, Northern Beaches
Structural & Remedial Restoration
Structural Concrete Repairs & Building Refurbishment
The Project
This Class 2 MULTI -residential building in Balgowlah had a list of issues that had been building up over the last 30 yrs — concrete deterioration, waterproofing failures, plumbing failures . The balconies and a building envelope that was no longer large enough or doing its job for they young family with a secondary rear tail investment . The owners corporation needed a builder with the licence CLASS 2 and the technical capability to manage it all under one roof.
What We Did
We delivered the project through a structured and methodical approach, carefully sequencing works to maintain quality and minimise disruption. Concrete cancer was treated and affected areas were reinstated, while slab extensions were completed to increase usable living space. Balconies were fully waterproofed and brought into compliance, and the building façade was extended, repaired, and resealed to improve both performance and appearance.
Internally, the property was refurbished to a high-end standard, including the installation of herringbone timber flooring and detailed feature wall finishes consistent with premium expectations.
Works were undertaken while the building remained occupied until roof removal, requiring careful staging and clear, consistent communication with residents throughout the project. All works were delivered under our Class 2 unrestricted licence, with full compliance under the Design and Building Practitioners (DBP) Act.

The Result
A building that was quietly deteriorating is now structurally sound, weathertight and significantly improved in presentation. The owners corporation has a complete compliance paper trail and a building that’s protected for the long term.
