The Project
This classic Northern Beaches Californian Bungalow located on Fairlight hill that had reached a point where years of deferred maintenance had caught up with it. The original roof had failed, this opportunity opened up itself for a extension with a classic renovation., water degradation was starting to affect the structural timber framing and heritage masonry beneath. The owners needed someone who understood heritage construction with the ability to extend the dwelling and keep its classic historical personality - not just someone who could slap on a new roof, push the square meters out on the foot print.
What We Did
The roof was stripped back completely. We installed insulated sarking and custom hard wood timber rafters and sized the roof profile to match the traditional profile recycling terracotta tiles, engineered to handle coastal wind loading and Sydney’s wet winters properly.
The heritage brickwork and stonework was carefully restored using specialist masonry anchors — securing original colonial features without changing the way the building looks. This toe tag to source material matters on a home like this.
As licensed Class 1 & Class 2 practitioners we handled all regulated design documentation and technical reporting, keeping the project fully compliant with current NCC and DBP Act requirements throughout.
The Result
The building looks exactly as it should exactly as the owners wanted - because it’s a beautiful home and it deserved to be treated that way. But underneath the surface it now has a properly engineered, warrantable building envelope that will protect it for decades.
